Affordable Solutions for Building Energy Performance

Avoid fines & costly building upgrades by improving your building’s ENERGY STAR score with an accurate and optimized Gross Floor Area (GFA) measurement.

Many practitioners are unaware that ENERGY STAR allows for Gross Floor Area measurement from the outside wall of a building.

ENERGY STAR score is a measure of energy use intensity, which is the energy used over a calendar year, divided by the Gross Floor Area. If your GFA is a higher number, you have a better ENERGY STAR score, and you may be able to avoid or minimize costly and unnecessary building upgrades in the future, with a better ENERGY STAR score.

Is your under-reported GFA costing you money?

If you have been reporting your GFA based on the total interior square footage or historical data, you are likely under-reporting, and have not optimized your ENERGY STAR score. ENERGY STAR methods allow for measurement of interior area from the outside walls. Improving your ENERGY STAR score will help you avoid both fines and future costly building upgrades or HVAC retrofits that may be required based on the jurisdiction and its energy benchmarking rules and time horizons.

Why GFA Matters

Many local governments require yearly EPA ENERGY STAR benchmarking for residential & commercial buildings. The EnergyStar score is a measure of the efficiency of a building relative to other buildings of similar size & function.

Efficiency is a measure of the amount of energy used per square foot. Consider two buildings with similar uses, and equivalent GFA: If one of the buildings uses less energy than the other, then that building is said to be more efficient, and would have a higher ENERGY STAR score (where higher is better, more efficient). The corollary is also true, that if the GFA is greater, then the ENERGY STAR score will be higher.

Reduce Future Costs

With a better ENERGY STAR score, you can avoid expensive unnecessary future building upgrades that would otherwise be imposed by your jurisdiction based on an erroneously lower ENERGY STAR score.

Improve your ENERGY STAR score in two ways:

1. You can reduce your building’s energy use. Examples of this include modernizing HVAC systems, or upgrading insulation to improve thermal efficiency. This work is usually costly and time consuming.

2. For a fraction of the cost, you can more accurately measure your building’s GFA, and legitimately report a larger building size.

Energy usage is typically measured and reported by your utility companies, but reporting of GFA is typically left to the building manager, and is often inaccurate or under-reported.

Get started today

Provide us your building’s plans or plats, and we’ll quickly deliver a complete report with accurate GFA, and sufficient documentation to back it up.

Take this simple step and ensure your GFA is accurate before embarking on building upgrades!

What can AreaMetrics do for you?

We provide GFA measurements for EPA ENERGY STAR benchmarking, specializing in hand drawn or scanned documents. We have measured hundreds of residential & commercial buildings, and passed the rigorous scrutiny of state & local governments.

“The principals at AreaMetrics have produced over 150 Gross Floor Area reports for our clients. In nearly every case our clients’ ENERGY STAR score has increased. This is the most cost effective way to improve scores and compliance and has prevented our clients from making unnecessary and costly capital improvements.

Building Energy Performance Standards (BEPS) compliance is all about total energy divided by total square footage, and square footage is almost always underreported. Fixing this is far and away the most cost-effective way to improve a property’s ENERGY STAR score and energy use intensity (EUI).”
